Our Story

Guideline Group Advisors was born out of the desire solve problems for clients, not create revenue streams. GGA focuses on the performance and compliance needs of the affordable multifamily and healthcare commercial lending communities. We support the HUD mission of creating strong and sustainable communities by providing quality affordable apartment homes and senior care facilities for all. GGA works with FHA lenders to facilitate their success in the government insured mortgage finance and servicing programs. Our solutions are designed to facilitate market entry, improve performance and standing in the community, and preserve our clients’ goals and objectives for success. The GGA team includes former HUD professionals, certified MAI Appraisers, certified PMPs, and former Chief FHA Underwriters, Architects, and Cost Engineers.

Our Leadership

William Tilling, PMP Managing Principal

GGA was founded by William Tilling. William brings over 25 years of experience in real estate lending, investment, and operations to his clients. His previous experience includes leadership positions with CohnReznick, Ernst & Young, and Clarion Partners.

As a former partner with CohnReznick, William saw the need and opportunity to work directly with HUD Mortgagees, pushing the FHA and GNMA program from the option of last resort to the foremost permanent loan placement option for borrowers and owners of commercial real estate. Today, GGA employs a team of subject matter experts delivering tailored solutions to solve existing and potential problems.

William holds the Project Management Professional (PMP) designation. He graduated from VMI with a BA in Economics and has an MBA from Wake Forest University.
